Illinois runs almost 400 miles north to south, and the two ends of it barely share a season. The Illinois State Climatologist puts the growing season at about 180 days in the far north and about 215 days in the far south. That's a five-week difference inside one state, which is more spread than Ohio, Michigan, or Indiana has.

The housing is just as split. Two-thirds of the state's population lives in the Chicago metro, where the defining fact isn't the weather at all. It's the sewer. Chicago and 51 surrounding communities sit on a combined sewer system, one pipe network carrying both storm runoff and sanitary waste, which is why basement backup is a routine Illinois homeowner problem and barely registers in a national checklist.

One more thing sets Illinois apart from its neighbors: this state has written radon into law four separate times. Indiana, next door, has no radon statute at all.

The calendar

Freeze timing in Illinois

The spread here is the widest in the region. Per the Illinois State Climatologist, the growing season runs roughly 180 days in far northern Illinois and about 215 days in far southern Illinois. Five weeks of difference, one state.

Two things worth reading out of that. First, Rockford's freeze-free season is about two weeks shorter than O'Hare's, and Rockford is only 90 minutes away. Second, NWS notes that neighborhoods closest to Lake Michigan run later still, sometimes into the last week of October or the first week of November, because the lake holds warmth into fall.

Central and southern Illinois run progressively later in fall and earlier in spring. If you're south of I-70, expect a first freeze meaningfully later than the Chicago numbers above.

What that means for the house:

September — Furnace service, before the first cold snap fills every schedule in the county. In the Chicago metro, this is also when to check your flood control device. See note 2. Late September in northern Illinois, October further south — Hoses disconnected and drained, interior shutoff valves closed. Rockford averages its first freeze on October 13, and has recorded one as early as September 13. Early-to-mid October — Last dependable window for exterior caulk, tuckpointing, and driveway crack sealer. Mortar and most sealants need temperatures above 50°F to cure properly, and cold-weather repointing is repointing you'll do twice. After leaf drop — Gutters. Overflowing gutters put water against masonry right before the freeze-thaw season starts working on it. March — Walk the brick, the mortar joints, the driveway, and the foundation looking for what winter widened.

What's different about Illinois

  • Radon, and the four Illinois laws

    Illinois has built more radon law than any of its neighbors, and that's the clearest signal available about how seriously the state takes the problem. Four separate statutes:

    The Radon Awareness Act (effective January 1, 2008) requires a seller of residential real property to give the buyer a radon disclosure form and IEMA's pamphlet, "Radon Testing Guidelines for Real Estate Transactions," before the buyer is obligated under a purchase contract. The disclosure covers what the seller knows about elevated levels and any records or reports they hold. The Radon Resistant Construction Act requires all new residential construction in Illinois to include passive radon-resistant construction. The Radon Industry Licensing Act requires anyone performing radon measurement or mitigation in Illinois to hold a current state license. A radon amendment to the Child Care Act requires DCFS-licensed daycares to test every three years, submit results with license renewal, and post the report in the facility.

    Indiana, directly across the state line, has none of this.

    What that means for you, on a schedule:

    Every two years, retest. A clean result isn't permanent. After anything that changes basement airflow — finishing the basement, replacing the furnace, sealing the foundation, adding a whole-house fan. If you have a passive system (and you do, if your home is newly built in Illinois), understand that passive means it vents by convection without a fan. It reduces levels; it doesn't guarantee them. Test anyway. If the number is high, a passive system is cheap to convert to an active one, because the pipe is already there. After any mitigation work, retest to confirm it worked. When you sell, you'll be filling out the disclosure. Knowing the answer beforehand is better than discovering it during a negotiation.

    IEMA's action level matches the EPA's at 4.0 pCi/L. Levels vary house to house on the same block, so a neighbor's clean test tells you nothing about yours.

  • Combined sewers and the flood control device

    Chicago and 51 surrounding communities run on a combined sewer system: one set of pipes carrying both stormwater and sanitary sewage. In ordinary weather that works fine. In a heavy rain that exceeds the system's capacity, the pipe fills, pressure builds, and it reverses back through every private lateral connected to the main. That's the sewage-smelling water coming up through a basement floor drain, and it is not a plumbing failure at your house.

    MWRD's Deep Tunnel, the Tunnel and Reservoir Plan, has reduced how often this happens. It hasn't eliminated it.

    Read the pattern first, because it tells you which problem you have:

    Backup during heavy rain, and the neighbors have it too → combined sewer surcharge. Nothing you did. Backup in dry weather, only your house → your private lateral. Roots, a break, or a blockage. Backup only at a basement bathroom → the ejector pump. Water at the floor drain only → sump pump or the floor drain line.

    The three real protections, roughly in order of cost, per WBEZ's reporting and MWRD guidance:

    A backwater valve, a one-way gate installed in the sewer lateral. Waste flows out; nothing comes back. A standpipe, a sealed pipe that raises the lowest drain opening above the level the sewer surcharges to. An overhead sewer conversion, which reroutes basement drains to pump upward into a line at ceiling or first-floor level. It's the most expensive and the most complete, because it removes the gravity connection the pressure was using.

    The recurring part, and the part almost everyone skips: a backwater valve is a mechanical flap sitting in a sewer line. It gets fouled with debris, and it fails closed or fails open, and either one is bad news. Open the access cover and check it at least once a year, ideally in early fall before the wet season and again after any major storm. Clear anything caught in the flap and confirm it swings freely. A valve nobody has looked at in eight years is a valve you're hoping about, not one you're relying on.

    Several suburbs, Wheaton, Oak Park, and Morton Grove among them, run rebate or cost-share programs for flood mitigation retrofits. Worth checking your village's website before you pay full freight.

  • Brick, mortar, and the Bungalow Belt

    Chicago has more than 80,000 bungalows, roughly a third of the city's entire single-family housing stock, built between 1910 and 1940 in a wide arc four to seven miles out from downtown. If you own one, you own a brick and limestone house that is somewhere between 85 and 115 years old, with a full basement, a low-pitched roof, and wide overhanging eaves.

    Brick houses in a freeze-thaw climate fail at the mortar first, not the brick. Water gets into a joint, freezes, expands the crack, thaws, and goes deeper next time. Illinois crosses 32°F back and forth dozens of times a winter, so this happens on a schedule whether you're watching or not. Once the joint is open, water reaches the wall cavity, and then you're not repairing mortar anymore.

    Every spring, walk the exterior and look at the joints. You're looking for mortar that's crumbling, receding behind the face of the brick, or missing in sections. Scratch a joint with a key. If it powders, it's ready for attention. Check the parapet and chimney too, since those get weather from more directions than anything else on the house.

    Tuckpointing runs on a cycle, not an emergency. Doing a section at a time as it needs it costs a fraction of doing a whole wall after water has been getting in for years. Book it for late spring through early fall, since mortar needs temperatures above 50°F to cure.

    Two bungalow-specific things worth knowing:

    Those wide eaves need working gutters. The overhang is a genuine asset, since it throws water away from the wall, but only if the gutters behind it aren't overflowing back against the brick. A house from 1925 may still have original knob-and-tube wiring somewhere, usually in an attic or a room that got skipped in a remodel. It has no ground, it wasn't built for a modern load, and it fails badly under blown-in insulation. This matters most when you plan an insulation project or shop for insurance.

Fall

    A clogged filter forces the furnace to work harder and wear out sooner. Check it monthly and replace it when it looks gray and dusty. Hint: buy multiple filters so you have them on hand next month!

  • Test smoke detectors · Every 6 months · 5 minutes

    Smoke detectors only work if the batteries do. It's recommended to test every detector twice a year and replace batteries as needed.

  • Test carbon monoxide detectors · Every 6 months · 5 minutes

    Carbon monoxide is invisible and odorless, so the detector is your only warning. Test it twice a year, especially before heating season.

Winter

  • Watch for ice dams at the roof edge · After heavy snow + thaw cycles · 5 minutes from the driveway

    A thick ridge of ice at the gutter line means snowmelt is backing up under the shingles. After heavy snow, a glance from the driveway tells you if one is forming.

    Moving water is much harder to freeze. On subzero nights, a thin stream from faucets on outside walls is cheap insurance against burst pipes.

  • Check that the sump discharge line isn't frozen · Monthly in winter, and during thaws · 5 minutes

    If the discharge line freezes, the pump pushes against a plug of ice until it burns out or the pit overflows. Check the outlet during cold snaps and thaws.

Spring

  • Test the sump pump · Yearly (plus after long idle spells) · 15 minutes

    Spring melt and heavy rain tend to arrive together, and the pump needs to be ready. Pour a bucket of water into the pit and confirm it kicks on and drains. While you're there, take a look in the pic and remove any debris.

  • Check sump pump backup battery · Yearly · 10 minutes

    The storms that flood basements often knock out power too. Check the backup battery's charge and age each spring.

  • Clean gutters and downspouts (spring pass) · Twice a year · 1–2 hours

    Winter leaves gutters full of grit and seed pods. Clogged gutters send water toward the foundation, so it's worth clearing them each spring. This will help heavy spring rain water drain properly.

Summer

  • Inspect and reseal the deck · Yearly check; reseal every 2–3 years · 20 minutes to check; a weekend to seal

    Sprinkle water on the boards; it should bead up on sealed wood. If it soaks in, the deck is absorbing rain and it's time to reseal. Check your forecast and plan to work on this during a week with no rain.

  • Wash siding · Yearly · 2 hours

    A yearly rinse removes the mildew film before it becomes a scrubbing job. It's also your best chance to spot loose or damaged siding up close.

  • Trim vegetation back from the house · Yearly · 1 hour

    Branches that touch the house give insects a bridge and hold moisture against the siding. Aim for at least a foot of clearance all the way around. Note: Many insurers will require this to issue or renew your homeowners insurance.
